The downside here is that the last payment in the amortization schedule pushes out past the maturity date of the note (or as defined by the last modification), so at some point in the future a mod or extension agreement would need to be executed to true that up.I would be interested in hearing about any other strategies folks are using.

Any change in lease terms requested by a tenant because of COVID-19 needs to be documented via a lease modification signed by Landlord and Tenant or else you risk ending up in a he said/she said situation if it ever goes to court..

Put in a couple of comfy chairs for visitors too.Then Mom gets the next two levels to make a living room and bedroom and bath out of.Just do temporary modifications to floor one.And if you can see the ocean from it, maybe enlarge all of the ocean side windows and add large walkout balconies on floors two and three.Good Luck!

It’s a sort of one-of-a-kind situation where the owner is allowing some modifications prior to inspection because the building is mostly vacant, and no rush to sell.
