Easiest way to get started is find a reliable, trustworthy "turnkey provider"   (search it on BP).Although I made a lot of mistakes on my first deal, a good turnkey provider can walk you through the whole process.  

I have been checking them out for a couple years but am unsure of how trustworthy they are and if their deals are sound, as i am still learning how to analyze.

If the contractor is honest and trustworthy, it is actually most difficult to work with clients that don't know what they want.

I got the home on a premium.I started doing some reacherch to buy and fix my own SFH in memphis, and it dose not look that difficult..any pointers on buying and rehabbing SFM would be appreciated. also if you know any trust worthy contractors and agents in Memphis please share .thanks 

I hope to find people in my area with similar goals to partner with - I see a lot of competition but I still think the Jacksonville area is ripe with opportunity for organized, trustworthy companies.

thank you so much for the feedback....much appreciated :-)@Meghan McCallum.....Tanks for the tips on exit strategy, that's one are where I went wrong in the past, the other was not having trustworthy team@John Leavelle....I was in Washington but didn't have a good team in place and didn't account for some of the challenges like tenant problems that led to eviction...costly!  

We could easily find someone to be as trustworthy and accountable as us, but it would come at a price of paying them a high wage, leaving not much left for profit for all of the hassle involved with managing another's schedule.Instead of expanding our business adding lots if stress for a little extra profit, we plan instead to just enjoy working a healthy business and transition into real Estate investing.
