Luckily I did have a clause where the sober living company is paying all repairs and maintenance unless it is structural issues.

However, I kept receiving errors so am trying to post this now without the link to the article and hopefully, that works.

Waiting until the 1-year period ends avoids potential loan issues and simplifies things.

The issue I see is smart contracts/tokenized real estate and traditional real estate investors is like oil and water.

No notable issues to date - mostly minor stuff. 

I'm always open to new resources so I'll check out those links for sure. 

Later on, if you decide to open a business account, you can typically switch the account for your loan payments without any issues.

There are also ways to go about mindset shifts if that's a serious issue, but I don't know, it sounds like you've spent time with this property, you know all about it, and you have a bunch of other stuff going on in life.For instance, you decide not to raise rent all the way to market rate....This is probably a good move if you hate maintenance calls and your tenants know to handle some maintenance themselves because they are getting a bargain deal.

I’m going to disagree with @Chris Seveney and say whether an assignee could force a sale directly would be a state law issue and heavily dependent upon the contract terms.
