Lenders, you may be able to shed some light on this, what I cannot understand is how a $500,000 multifamily property with secured leases and history of positive cash flow is so much "riskier" than a single family home of $500,000.

You said the lot is huge so maybe there's a way to use that extra land to make more money (add a unit, add storage sheds/parking spaces you can rent, create a garden/gazebo/outside work space that will enable you to raise rents, just spit balling here)...
