If you are looking to build a scalable system and mail thousands, you want a CRM system.For example, if you had an excel column tracking the date each wave is sent out and calculate the day it arrives and experiment, you might notice that Wednesday arrivals for mailings have the highest response rates.Protip: Monday is the heaviest mail day typically, don't let your direct mail land on a Monday if you can help it.

This model is obviously not infinitely scalable , but works for now :) Insurance is not fully solved and I am not confortable with my policies right now.I have considered 3 synced listings but gone with 2 separate listings so far because my market seems to be more profitable in small units.

It's really about how to use your time effectively.If you're looking for scalability for more deal-flow direct mail is a way to go.If you're looking for creative marketing - since you're in high density / high competition area you could take place a legal sign in a high traffic'd area by working with a local business.Before you do *any* marketing though, you want to make sure you know how to close a deal and how to talk a seller and have a contract ready.

That meant using OPT - more than happy to pay my property managers who do a great job so I don't need to deal with all the random issues that pop up.It's much more scalable if you are not part of the equation.

I started out the traditional route, but now I am growing much quicker in the TKP space due to the scalability of the model with having a full-time career and family (not to rent ratios are not ideal for leveraging capital where I live).
