We had a contractor come out after first inspection and they said it would need to be reinforced.

Not only will this reinforce that your going in projections are correct (or not), but also make sure that you can focus on realizing that value and don't over leverage your time and attention (as well as $).

I want to head off any potential issues before they become more serious problems.We were thinking of calling them up and telling them we need to come by to do the 6 month inspection (which is true) and while there, try to start a conversation with them on how they like the house, are there any improvements that can be made to it, are they happy, etc.. and reinforce what we've told them before, which is that if they have a problem, to please come to us and not just ignore the problem.

Hope this helps reinforce the fact that there are great people out there, but also some that are not so great and looking for other things besides just renting out your place.

For example, I can knock out allure flooring for a bathroom super quickly without making a mess if i don't have to reinforce/fix the subfloor or demo tile.
