Many wholesalers are time wasting raw newbies who do not have the wherewithal to close the transaction and so tie up a desperate sellers property. 

SF for MF, industrial for residential, raw land for duplexes it all works as long as it is investment real estate.This leads to the second part of your question - how long do you have to hold the property before you can 1031 it.
