I believe you'll have to sign up somehow to report information to them and I'd imagine there is some sort of landlord screening process and requirements to make sure that random people don't just sign up and send them faulty data on tenants.http://www.experian.com/rentbureau/renter-credit.html

But, I'll also add that a listing agent is much more likely to have a frank discussion like this with another agent than with a random potential buyer.I'd find a good buyer's agent and have them contact the listing agent on your behalf...

If the seller just placed some random tenants in order to have the place occupied for the sale, or if the tenants are bad tenants with a poor payment history or in need of eviction it would subtract value.

As to the other post to call and get a comp check, most appraisers will do this for there good clients few will give you the time of day if you just call at random looking to waste there time.
