Im not sure how far RWN should go to make things right as of course not doing your own inspection and appraisal is pretty stupid.

Cincy has a pretty good section 8 program to take advantage of as an investor.

I do some pretty crazy things (by other's opinions), all carefully calculated risks by the way, but I can't imagine what you've been through.

For people that want to close and make it pretty/official/permitted/etc once they are owners, the question is "what is the cheapest way we can get this to pass an appraisal without the appraiser calling for a licensed/bonded/professional/whatever to fix things prior to closing?"

This obviously won't apply to everyone but most of us (military/vets) are pretty good at policing one another.
