Mitchell Bernier I think rates will fall faster than people think, I think when Jan 2023 hits we will see massive layoff's, FED pivot, BIG recession fears and the 10 year T will drop. 

There's no massive advantage but I would say it is generally easier to own property and do business in a state using native entities.

I have done that exact thing with a guests who had to cancel last minute due to her husband having a massive stroke.

While I don't want to jump to conclusions, the picture on the ID is 100% inconsistent with the person I have seen.I understand the seriousness of accusing someone of identity fraud without concrete evidence, but I also have a responsibility to protect the interests of our property and existing tenants.

If you're planning on building an ADU or JADU 'yourself', my suggestion is to make sure you have some previous knowledge of construction and also make sure you know good sub-contractors in the following trades:  electrical, plumbing, foundation, roofing, framing, drywall/paint, stucco, tile, cabinetry, flooring, HVAC, concrete, etc.The last thing you want is poor quality work that has to be re-done because a handyman or the wrong tradesman did the work.
