Not only did I invest, but I wanted to work in the space, as I, as well as a LOT of investors out there, find it a very attractive alternative to the time and energy and expense involved with sourcing, renovating, managing these deals. 

Or do I have to wait until the term ends before I as the landlord can do anything?

The house was in Council Bluffs, Iowa and needed quite a bit of work, but we were able to buy it with a decent amount of equity.

Why wouldn't you just list with a realtor in Iowa and let them handle selling it for you?
