You want to work with private money, not residential mortgage companies for investment properties.

Yes, the closing costs will still be high and expect 20%+ down because it's an investment property.Seller financing may be a option if you hunt around enough. 

Or just sell it at a loss… I need some guidance here, I know very little about real estate investing other than I know I’ll be losing money after maintenance and paying a property manager.
