One thing I do is hide my number from the leasing advertising so all inquiries go to my leasing email.

Any inquiries about the specific deal will not be responded to

. - do not allow 0 review guests to instant book (we will decide whether or not to rent to them based off of their inquiry message)- only host people recommended by other hosts- make sure you have security cameras that face all entrances to the property (also you will need to specify that they are ON AND RECORDING in the listing - just disclosing the locations and that they are there is not enough apparently) 

Instead they want their local leasing broker rep to do the heavy lifting that knows their criteria and process to work with the inquiry to see if worth their time.

@Mike Trzaska - too many inquiries for financing ding your score, especially if you didn't "group" them in the 2 weeks (or 4 weeks) period they are bundled together and considered as one.

Florida is humming along just fine for now, but in the past few weeks since the foreclosure moratoriums ended I have had an uptick in inquiries from people in trouble in CT.  

Downside is I can't verify their identity but I like that I know their last name upon inquiry.

I find that I get a lot of inquiries at the beginning of the month for people that just gave their 30-day notice. 

If so prepare to get underwriting inquiries.

So for example if you had it pulled 5x from 5 different mortgage lenders it would only go down 3-5 points as if it was a single inquiry despite showing up as multiple inquiries on a report.
