Here's my plan that I have done extensive research on and have already been talking with an expeditor (I recommend using one if your doing one of these ADU/JADU projects right now since the city is backed up and honestly confused).  1.

I did manage to make some good connections but networking inside of M1 is just like networking outside of M1.

I've gotten deals and formed partnerships through some very unorthodox connections over the years.To answer your question, it will always depend on the specifics of the deal in front of me but in general I'd still prefer value-add.

AT MOST you rent it out for 2 years and then sell it but honestly you’re probably better off just selling it.Assuming zero vacancy and zero capex you’re going to make about $12k/yr.
