@Dennis M. my thought process is that sometimes tenants think the other side of the grass is greener.

The company is still working through the details of the offer but with me being on the other side of the planet it would be hard to self manage my properties!

Labor is very expensive and challenging to source right now and vendors love the CA $$$, looks greener to them:) The neighborhood your looking in is where a lot of out of state guys start so there will be no off market or diamond in the rough deals to be had.
