While this may be true, the University of Windsor still has the fastest growing international student population in Canada. 

Look for properties that you can "add value" unless you want to invest only in "turn key".Adding value by rehabbing and raising rents is the fastest way to make money without having to wait for appreciation.

Hi @Brennan Doherty In my opinion, the fastest way to grow your portfolio and reach financial freedom is to start with apartment investing from the beginning.

It helps bring  you up to speed quicker. 

Typically, I BRRRR with ARV loans through a local bank for our investment properties, so I'm not up to speed on traditional mortgage rates.

I have sceen and known about people who can cross the busiest high speed highways without getting creamed by a fast moving vehicle but just because there are others that do it does not mean I am going to try it.
