@David Thompson, @Philippe LaurinThanks for the kind words.I agree 100%, and am already close to finalizing a first venture with a few equity partners for a total of roughly 500K to be used as a down payment for a larger purchase.At this point, I am still able to fund a big proportion of my deals, bit I NEED to figure out how to leverage OPM more effectively to continue advancing as all of my capital gets tied up.

@Leo Popescu I think everybody was blowing hot air, and doubt that many people are actually going to do that, even the celebrities that said they were are now backpedaling and saying they aren't moving except one or two, everybody is blowing this way out of proportion and nobody really knows what is going to happen.

Because the cap rate is a ratio gauging profitability, the proportion of NOI relative to the current market value must remain constant in order for the capitalization rate to remain the same.
