Early on, I would buy "lipstick" flips, those only requiring carpet and paint. 

the units are currently occupied so I anticipate little to no repairs beyond cleaning the carpet and pressure washing the outside. 

I have used HD contractors for carpeting on several rentals in between tenants and they definitely take their time, get the feeling they pad their numbers a bit w $ going back to HD q

Then opendoor would clean the home, maybe paint it, maybe put new carpet if you are lucky then resell your home for $400k in a week or two.

(Pull carpets, tear down drop tile ceiling, etc) I do not have enough capital at this point to fully handle the renovations and repairs.  

Primary problem is dealing with the big box retailers installing new carpet.

Probably clean the carpets if not replace them

I was thinking of removing the carpets and installing the vinyl plank flooring.

Not even double (I do have higher geographic cost).Jobs that make 100k+ with no college degree: sales (insurance, cars, software, medical, RVs, real estate, etc), trades (plumbers, electricians, even carpet layers in my area make 120k/yr).

There is some repair costs needed to touch up the place like carpet and fresh paints, will this be something that we will need to do prior to having the tenant/buyer accepting into the property?
