One person kindly stating that they are not interested in selling the duplex at this time, and another lady was angry that I contacted her regarding the vacant house, although she calmed down once she realized I lived a few doors down from the vacant property.I currently hold a commercial only real estate salespersons license, but am starting to wonder if I should transfer my license to a residential broker so I can access the Northstar MLS to begin hunting for my own residential deals and further research the market.Does anyone have any advice for finding the first few deals?

Hello All,Hoping someone may have some advice or at least be able to calm my concerns by sharing that others are going through similar difficulties.I have a condo in Hawaii near Schofield Barracks and typically hasn't sat empty for more than a couple months.

I've been watching fairly closely as I'll be moving there as this summer, providing everything calms down a bit.

It is a calm atmosphere.

She is located near by to a state park with some very nice hiking trails with water falls. 

Again, other might feel differently here.b) Skin in the game: as a conservative investor, I understand that the dirty secret of industries that the waterfall compensation is in the line with me and incentivizes sponsors to take more risk.

I am thinking the rates and terms will be better once things calm down a bit. 

The rotten wood brought melted snow and rain water along the grooves of the wood into the house where it created a nice waterfall in the hallway of the middle floor.
