We all say on here, 90% of the time, it's not worth going after a tenant who has abandoned a property or broken a lease because it costs too much.Also the cost to evict a m2m tenant is the same as a lease tenant, because if they don't want to leave you still have to pay the same costs to evict them.

Hold her to the lease and advise the ex to get a restraining order, problem solved.Bottom line is that by her leaving the lease is not legally broken unless he leaves as well.
