In your case, you may not be able to remediate the issues at any cost so litigation may be a realistic option.

If the stated defect is any toxic or hazardous substance, then Seller, at Seller’s option238 and expense, may have the substance remediated, removed, or reduced to an acceptable239 level prior to Closing.

Lost a week of rent and a $2000 remediation.  

Utilities guy is my-room-is-too-hot guy, but then again, the light bulb guy's room was freezing, but he just didn't complain about it.They have had remedial register adjustment training, so they should be GTG with that, at least! 

The worst case would include mold remediation, sagging flooring, woodrot, drywall damage, depending on water type - clean, grey, black water - foundation damage and/or repair. 

So definitely know that your experience, while sadly not all that unusual ... can be very easily remedied!

The property is in distress due to the living there and we have thousands of dollars from mold estimate just to remedy which doesnt include the thousands it will take to refix the things they throw out and cut.
