what's best advice on maintaining bed covers between guests?

To get the full effect of how I first saw it, I'm going to have to ask you to imagine a raccoon sitting up on top of the bed.

Already talked to the Warren County office and they said it's a 3 month process to get STRs approved but in general the process seems to be pretty straight forward if you aren't in a HOA or in town.I have a property in the area that is a smaller 2bed/1bath that does really well and I feel very comfotable with the 3 bed numbers, but once we get to the higher range properties 3-4 bedrooms and properties that I would consider to be luxury stays for large groups, I am finding it hard to make the numbers reallyyyy make sense at a $300 ADR.

I'm single and I  bought my 2 bed 2 1/2 bath townhouse as a primary home with no thoughts of REI.

I'm considering Birmingham and Huntsville area for SFR (3 bed/2 bath)/Duplex.

It is technically "move in ready" but it is a 3 bedroom house versus a duplex where we can hope for 4 beds (and 2 doors) which would mean greater rental income.

For those that don't know, group homes are single family homes that house "by the bed" and therefore come with many benefits, the primary being that they bring in anywhere from 1.5x - 2x the monthly rental income that a standard single family home would.
