Most professional athletes don't think about the future and sounds like you are the exception.  

I was under the impression that WCAP referred to World Class Athlete Programs in finance.

The beginning of April shows some recovery for both, but mostly in Listings.

And I agree - that's why many Athletes and Music Stars end up broke.

The average judgment holder finds out that over 80 percent of judgments never get collected and one guy in the recovery business said that is really closer to 95% in his area.

On the other hand, if it takes 3 months it cost them more money, and if they don't pay I have to sue them for recovery.

I'm not completely convinced SoCal will see a major recovery in prices for a long time because I think a lackluster economy and higher interest rates will be a drag on appreciation for some time to come.
