Sometimes it’s the small things in life that are rewarding :)But back to property management, given my set up, I’d be hard pressed to find a decent PM that would meet my standards.

In my market you're hard-pressed to find a $200K home that rents for at least $1,600 a month, but there are certainly flippers making money because they just need to improve a home's value beyond what they paid without regard for rents.

So, again, unless I'm missing something, I'm hard pressed to see the advantage.

I’ve done a little bit of a house hack accidentally by living in a family owned townhouse and renting out the other bedrooms and then doing a lot of Reno’s ourselves and selling for well above appraised and in a week!

I was going to send him a yellow letter to inquire about purchasing the property, but this is a more pressing matter.  

@Ned Carey I was not expecting to press up against, break, or have to abandon a rule so early in my journey.

Most rentals are a result of accidental landlords who purchase and have to move before they can sell.  

Fast forward about ten years is when I “accidentally” got back into it.
