@Carl Carlson I can see the advantage to being able to be straight forward instead of playing the guessing game that happens here in the Tacoma/Seattle area.

I haven't looked into Tacoma area yet as it's an hour drive for me and I'd like to stay near my rental properties.I have cash sitting aside now and not a way to get in!

A variation on house hacking: Buy a house as an owner occupant in a neighborhood you want to live in, live in it for 12 months as required by the mortgage, then buy another house and move, renting out the prior one.
