If this is consistent and/or the first couple months with them, highly recommend switching PMs.

There is not a tight coupling between price and violent crime rates. for example denton texas has one of the lowest violent crime rates.  

For each property listed through a Section 8 website, over 100 requests for application are received within the first couple of hours.

We wrote into our purchase agreement that a separate septic agreement needed to be drawn up and attached to the recorded deed for all future owners which protected us and the other home owner,  and will make it easier to sell in the future with that in place. 

for example, you have the lehigh valley in PA just a couple hours away from you.i'll also say this. 

I personally also bought a couple two flats to get started and I always looked at it from an overall expense view. 

Not saying it can't be done at two separate title co's but it's a pain.....and I wouldn't recommend it just starting out. 

Challenge: It's in a neighborhood (no HOA), and renting the entire property (sleeps 25 in total) caused problems in the neighborhood, due to noise and parties – so we only rent the separate cabins now.

In the end, it would have made more sense to hire a couple handymen for a week or two than me spending 3 weeks installing flooring, base and case.
