The accounting aspect is a an additional thought I hadn't heard before.I know some people have used this strategy in an attempt to avoid triggering a re-evaluation of property taxes.  

@Grace Hartman you gave limited information in your post but I'll attempt to assist you.

The right vertical column showed: the "IRR"  (don't remember how  he attempted to explain that one) , total return/unit and equity multiple.   

Assuming you did not invest originally.To clarify, I am coming across some opportunities where a sponsor is in the middle of the biz plan, their loan is reaching maturity, they need extra capital, and they are attempting to raise the extra capital from other LPs rather than or in addition to a capital call.They are offering "rescue capital" investors pref equity that is ahead of original common equity investors.

Because all they do is attempt to discredit or discourage wholesaling with information that isn't exactly correct.

This gives the buyer one last walkthrough inspection to make sure the home is being delivered as agreed upon and attempt to iron out any issues with seller.

Do you suggest I speak to a lender or attempt to get my house rented first?

No refund or even an attempt at attaining customer satisfaction.

Actually the only option in my mind is to sell but I don't see any room if the seller is attempting to pull all of the equity when I acquire for him. 

It has been going on for over a week now as I have been attempting consistently.Has anyone ever had this problem?
