Generally speaking, the developers I work for negotiate feasibility timelines and execute a lease with their tenant during that period and the lease is contingent upon them closing. 

If they do, you show the house (after execution of the "no agency" agreement, of course).

One of our staff would calculate interest principal hand write it in the book and mail it back.. that went on for 5 to 7 years which were the terms of our notes.

Apts complexes consisting of 100s or units can afford on site property manager, assistant managers, maintenance staff, volume discounts, etc.  

The changes don’t go into effect until November 18th, 2023 but that would be reachable for anyone, even today, if they went under contract with a 40 day close in order to execute after that effective date.Does this apply to 2-4 unit investment properties?

So as a licensed Broker, and Expeditor with experience in dealing with investments/investors, distressed homes, and multifamily violations here in NYC I can tell you that your plan is pretty sound but the fine details of how it is executed (types of locks you use, how it is divided etc) matter here in NYC.

@Chris Williams if these are your goals you’ll want to stay as lean as possible with staff and expenses.

I mainly just want to make sure the new tenants finish the process, ie sign the lease, so neither of us are still in limbo.Once the background check is completed and passes, then I prepare and send the tenant the lease and/or meet with them to sign it.In a nutshell, I don't remove my listings until I have BOTH the full holding deposit and the executed lease.

My AC has gone on and off for the past week.We are checking on it daily and additional fixes are required.It will probably take additional couple of days to fix it as it has been trial and error.We are keeping the tenant in a loop but she has gone crazy.She has actually been a huge complainer and her demands id that everything is fixed right away.She has mistaken us for hotel service staff because she thinks she is at Ritz Carlton and we are her bus boys. 

There are many syndicators that had built a reputation for having executed business plans, very communicative, and accountable.
