It had been quite a roller coaster over these few years but I do not regret it.I got into my first heavy rehab and it turned out that I bit off more than I could chew at the time, but I am weathering it out and will still manage to make something out of it.

I put on roller blades 16 years ago.

For fun, I enjoy training in mma, ice skating/rollerblading, and serving at my local church. 

What can a somewhat newer investor do to overcome the emotional roller coaster that comes with investing in RE?

You can probably skate by with a single savings account with nothing else in it.The bank is not responsible to pay the interest.

I doubt I could remember all of the tools we've used on our rentals, but I'll give it a shot.Screwdrivers of various sizes/types, hammers, crowbar, cat's paw, shovels, rakes, broom & dust pan, wrenches of various sizes/types, pliers, wire strippers, circuit tester, reciprocating saw, circular saw, hacksaw, tile saw, miter saw, table saw, box cutter, scissors, pencils, tape measure, level, drill with bits and other attachments, string, saw horses, rotozip, heatgun, clamps, tin snips, saber saw, trowels, buckets, sheet rock knives, nail guns, paint brushes, rollers, trays, paint sprayer, rags, hoses & sprayers, power washer, tarps, carpet stretcher, work lights, garbage cans, paper tiger, garden sprayer, extension ladder, step stool, 6 & 8 foot step ladders, air compressor, toilet brush, shop vac, extension cords, fans . . . . . . .

Some one who has a portfolio worth of million is still a newbie to the high rollers whos portfolio is in the billions.

If she can sling a sander or a paint roller, do that.

This clip does have vulgar language, so warning there before watching. but the segment starting at 1:05 where they're all in the diner and then he asks them who wants to make a lot of money, and then they start skating around on side notes, off of the real topic of making money.  

This was on lightly-sanded wood cabinets, a 4" roller for the main sections/brush for the edges, with light sanding between coats.
