Keep in mind, my main goal isn't to purchase numerous properties right now.

I think that when an investor loses the elements of expertise, control, and liquidity in any investment, things can and will go south rapidly with any bump on the road. 

I am 42 yrs old and after reading Rich Dad Poor Dad and listening to numerous podcasts which include BP, The Real Estate Guys, and some others I feel its time I take action.

So I've asked this on numerous FB groups and have gotten little, to no, response.

Thanks for any advice guys, I appreciate any feedback on a topic that I know has been hashed out numerous times on this site.

There are numerous things I later found besides the roof that are done badly or unfinished, ex: 10 outlets not working, or not grounded, or reversed.I have an offer on the house to close in 28 days, and am looking for quick solution, and or long term action, as trying to mediate the situation with him face to face seems to be costing me and getting me nowhere.

I've spend the better part of this year reading numerous real estate investing books and listening to 200+ BP podcasts.

Each HOA is different, so the key here is to read your By-Laws and maybe even the Declarations to find out what YOUR HOA considers to be a "Limited Column Element".What @Fred Heller said (with an unnecessary amount of snark) is essentially what is most likely to happen.  

It's not equivalent- It's also the tax code and numerous cases supporting it....you don't really get to just "think outside the box".
