I am also very involved in reviewing proposals, selecting subs, design, etc. 

My impression was that a lot of these people were dabblers, if not, I would love to know how they make money off these because I have no clue.The properties that I did want to purchase were "hot" deals that either had a minimum bid that was higher than my max, or were bid up beyond my means. 

Our lot has some slope to it which increases foundation costs and we were under a mistaken impression on sq ft cost when we started, so we designed something bigger than we needed.I will say costs have come down since then and we are moving forward.

Others work with rehabbers across the country so you have some selection on location.Turnkey rentals are an easy way to get going, but the returns are typically not as good as if you found and managed the rehab on your own. 

More demand equals less TI, rent abatement, or other LL concessions to provide when a vacancy does occur, so select accordingly.

The local store may have a limited selection but you can find more sizes and options on their website.The tenant may very well trash them, but they are inexpensive and can easily be replaced with the deposit.

The residents are often impressed that I took a proactive approach.
