Account Closed  most of the debate is whether your selling RE without a license and as you state getting a license solves those issues.I would also add to your list to simply check in with the state regulatory agency that over see's real estate brokerage activities  and see what the law actually says..

Not looking to debate the merits of investing in one market versus the other or cash flow versus appreciation...just looking to understand better what causes the ratio to be lower in those markets.  

Hello all, I'm new to real estate investing in Ohio and have come across different debates on getting a license when wholesaling properties.

We could debate whether American culture is good or bad, but that is not the point.

Together as a team, we feel confident and are ready to take action into securing our family’s financial future.We have seen a lot of debate about whether becoming licensed as a real estate agent/broker/realtor is necessary, but because we both are in this together, we have decided that my wife will be the one to become licensed, eliminating having to hire an outside agent, killing two birds with one stone.

Just curious because debating on going the non-qm or portfolio route...

An LLC vs Corp will always be up for debate depending on who you are talking to and your tax liability/responsibilities.
