Long distance landlording when starting out can be very tough.The folks I see succeed the most have all had good W2 or inveting income flow from non-real estate when they started investing in real estate.  

Also I’ll be going to visit from August 24th to the 29th in case anyone wants to meet (while social distancing).

I'm new to the manufactured home world,  but do come across really cheap mfh's that need to be moved and it costs about 3k (depending on the distance) to bring one in and set it up.

So I sign my lease, then I was informed that we have no mail services at our place, the landlord will not put in mailbox but we can always get a P.O.Box. we'll first I have no vehicle to even go get my mail, it's not in walking distance and there are no local busses on our area.

Median age of 36.4, ~21.6 min average commute to work, and bit more than 10,000 veterans locally.

It's not as convenient of a commute when you can erect a tent right in front of your employer's office.

I am located in NY, so it is a long-distance investment.

Having big homes that require long hours and long commutes do not leave you less time to know your neighbors or community.
