Determine what type of property you want to buy - What Zip code, what condition homes, price range, etc.Contact 3-4 realtors that helped buyer agent buy the type of homes you are looking to buy.Then go with the 1 realtor that you connected with the most.

Keep that in mind if you plan to scale and buy more properties. 

Before you think you're getting in for zero down, have you asked what kind of cash reserves you have to have to qualify for the loan such as X number of months rent, and X number of months taxes, and what about insurance are they going to require you to buy one years of insurance or something.

It is a show of faith that you WILL go through with buying the property yes?

Most of the legit investors I know won't buy those deals out of principle, regardless of terms. 

The biggest question you need to ask yourself is if you are doing this to afford a property you otherwise couldn’t afford or to save money period, that will lead to very different conclusions about where/if to buy. 

Do you need to sell it in order to buy something else? 

If you really hustle and are smarter than the average bear, you may make enough money that you can buy an investment property.

Business Continuity: If you invest with partners, a properly structured key person insurance or buy-sell agreement funded by life insurance can ensure a smooth transition if one partner is no longer around.
