As you get to know your market(s) well, you will quickly learn what a certain class has been selling for in recent times.  

I’ve been bleeding money for the last year while million dollar properties sit empty.

Just go through the motions and try to stop the bleeding as quickly as you can

The builder says they don’t miter the posts because the wood swells and it’ll now and/or crack.

It's often not worth the legal fees + energy/time spent in trying to bleed blood from a stone.

The one thing I have heard is that TK companies slow bleed your cash flow by putting in tenants that turnover and then keep charging you the finder fee.

After some more bleeding, there might be good opportunities, but we're not there yet.

Stop the bleeding, get someone whose job it is to sell houses to list it and listen to them.My mom was a pretty successful broker and when a prospective client would tell her “it’s worth this” she would say “it’s worth that to you...congratulations, you own it”

As of now, some landlords are paying all fees + one month broker fee just to get the apt rented, if that's the case, I would be bleeding cash. 

On the flip side, you are thinking I am just spending money on this thing and bleeding like crazy, so you may need to rethink your strategy.
