Then the investor can essentially sell our service to the buyer who's going to rent out the unit as an alternative to needing a property manager for the recurring maintenance issues in the future.The investor would also get a lifetime residual on the people who use our service so they would continue to see an income stream from the flip for years after they have already sold the home.I would love some input on this idea, I think it's an awesome opportunity for those looking to increase their capacity to sell more homes.

If I’m going to grind the next 5-10 yrs and build something that can produce residual income should I make the switch now?

Just like you I'm looking to grow and get residual income through real estate.

@Eury Almonte 1. flip houses if you want to replace your current 9-5. flipping is a job. this is what i did. 2. get rental properties if you want to supplement your income w/ some residual income and grow your networth. 

Once someone can own their own business and learn to leverage systems and create passive or residual income and use that income to get out of consumer debt, then they can start shifting out of this downward financial spiral and start to create financial freedom.

Has anyone ever used a test for THC residue and had any success (or not) in using it as evidence in tenant-friendly regions?

@Josh CookI know the framing's in place but in case anyone's looking for tips on insulating basement walls to create finished space and finds this thread: polyiso foam board with a reflective front and an interior vapor barrier with the reflective barrier facing out for the rim joist bays and the wall, glued in place with construction adhesive, the foam walls sealed with Tyvek tape and the bays with Great Stuff foam.

Upon further investigation, they determined the breaker had been blown, and there was residual damage to the panel.
