Landlords are handing out money like candy for no reason in most cases.

Those market conditions (hyper inflated house values with loans being handed like candy to people who couldnt possibly afford them) do not exist to have that level of magnitude of decline in home values.  

It is like people who smoke cigarettes and they say, "well I could get hit by a bus tomorrow, so you can die any time."

learn to make offers and to do it often - always control the negotiations, always use banking days, make offers contingent on assignment, ask for more than you expect to get (contract candy = seller financing, what can seller add - money back at settlement, all the furniture, the car in the garage, possession until settlement, delayed settlement, seller pays settlement cost.Have fun - learn how the pros make offers and find deals!
