Real estate two types of investments-  income vs. apprecation. for example i am just outside of DC, and most of my investments do not cash flow day 1 but are not way off.

So I made an offer on a property that will ultimately be a STR and the sellers countered with a higher ask but bond for deed amortized over 30 w/a 5 year balloon.

I live, work, and invest in Kitsap County, WA - 12 miles due west of Seattle.

If you search "Washington DC housing", you will notice many groups.

What if you have a property in California and have a private lender in Washington State that is willing to finance the purchase and rehab?

For anyone that is looking at developing or purchasing an STR in Packwood, WA I would take a peek at the numbers that are on the rental sites and the amount of bookings.

It's in Spokane, WA and in a decent neighborhood.
