Finally we (my girlfriend, now wife and I) decided we had to head north to Everett or south to Tacoma where properties had more cashflow but still plenty of chance for appreciation.

You should be able to find contractors in your area that works on mobile homes regularly and can help you evaluate cost scope of work etc.You can check with mobile home park managers and mobile home dealers and movers for recommendations

Tacoma is a great market to be in right now, it's definitely heating up quickly.
