I asked the broker and he recommended 24x30 aluminum, but those seem very expensive and i just want to make sure im not going overboard on this from the start, because there is a house in my neighborhood that is for sale, so i walked down and looked at the sign and it was just the corrugated plastic with metal eyelets at the top in the holes... 

Call on those 1 x 2 white plastic signs that the Wholesalers are leaving illegally on every street corner in the traffic areas of our hot as Hades Hillsborough County.

They did complete dry out and sanitized the area .They covered the area with plastic with zipper access.

So, I'm finishing up my rehab on my auction rental and in the basement I have a dark gray plastic shower insert.  

They are plastic looking and can't be refinished if you wanted to.

Then, pack the white oakum, and re-pour lead or get white oakum and a home depot tube below (NOT RECOMMENDED). http://www.homedepot.com/p/10-3-oz-Plastic-Seal-25...If you have the tools go for it, otherwise, don't bother. 

If it is just leaking at the bottom you can apply a window weather stripping or you can apply a plastic over the whole window.

My guess is this labor is not shown in R&M cost, which was just listed as a flat 5%.Plumbing is a mix of original galvanized and cast iron, and replacement plastic.  

I know this not acceptable so I am thinking I need to remove the debris, spray for mold, paint with mold resultant paint on the joint beams to be safe, lay insulation plastic over the dirt.

A couple of hours later my thermostat started smoking and burnt up melting the plastic and leaving a mark on the wall.
