Typically in my area I would be responsible for lawn care and snow removal but due to several unique properties I only have lawn care at the duplex which I house hack and snow removal at the 4-plex which has a shared driveway and I provide the snow plowing and the gentleman who shared the driveway with me provides the lawn care.

We normally don’t buy investment condos since the cash on cash return is normally low due to the HOA fees but there is something to be said about not needing to worry about the exterior, heat, hot water, snow removal, or landscaping.

I now have to give this tenant a 30 day notice of non-renewal.The unfortunate part is this tenant had to move out all their belongings by January 31st in Nebraska, which if you didn't know we get lots of snow at this time.

I live in this multi-family so I take care of the grass/lawn, snow removal in the winter, etc - however, I plan on moving out this year so I'm in the middle of deciding whether to hire someone to take care of the outside work or include it into the lease for the tenants.For the lease agreement, I used the old one the previous owners had and made small changes but there's nothing specific to snow removal, lawn care, or other general household maintenance (changing light bulbs, air filters, etc.)

If I put the two bed 1 bath rents for 800 that is 2400 for those ...the studio I am adding will be another 650 So 3150 for apartments ..With 13 storage units at 55 that is 715 a month but I am adding a larger 14th unit that I will rent for 150 but let's say 100 bringing the total to 815 for storage So 3150+815 =3965In a cap rate appraisal you exclude the mortgage, tax, insurance and cap Ex So expenses are ..Heat 200Water 75Trash 75Landscape/snow 75Repairs 120Vacancy 120Miscellaneous 200That's 865 in expenses but let's say 900So 3965-900= 3065 in profit (noi) x12 months in a year=36780You divide that by the market cap rate..which I am going to use the most recent data of 7.45%36780÷0.0745=493,691can't be right.
