Is you home geared towards students?

Myself, I know 5 basic chords on my cheap guitar, so I'm not shopping for fancy gear at Carter Vintage and not joining musicians communities.

Like a 2 bed 2 ba 1500 sq ft, or a 3 bed 2 ba 1800 sq ft, etc. basically put these “standard” comps on a spreadsheet for quick reference, and gear them towards what you are looking for. 

I am looking to acquire my first deal locally, and then maybe once I get some landlord/Property Management company experience under my belt, I would like to branch out and start looking into long-distance real estate investing through turnkey providers, or whatever the best way to do that would be.At this point, I am still saving for a downpayment on my first rental property, and looking to team up with lenders, an investor-friendly real estate agent, property managers, contractors, and all the cogs in the gear that make the wheels spin so seamlessly (I'm sure I left a few things out.)

This service would be geared more towards the entire agency instead of individual Real Estate Agents.

They just rolled out a new program geared towards smaller management companies as opposed to big apartment complexes...We’re just getting going with it but we’re going to give it a try on lower end units as an alternative we can offer to residents.

Pretty much all of these programs went into some form of a "coronavirus coma" but are gearing back up slowly but surely now.   

I better got my butt in gear!

Rent Collection - I know this has been brought up a few times and after reading a few posts I think I'm going to go with Cozy since it seems like that is geared more for the people who are going to be self managing.

I suggest a quick gear shift to give yourself a better shot at success.
