Has anybody ever wholesaled with a real estate agent ?

My name is Jonathan and I am new to wholesaling and based out of Albuquerque, New Mexico.

. $11k for a wholesaling group seems way over the top for a beginner.

Regarding wholesaling, Illinois changed the law about 4 years ago which requires wholesalers, for the most part, to have an agent license.

I don’t know any wholesalers or wholesaling outfits that would allow an inspection clause.  

I know we've all heard about wholesaling and how it can make you money and help get things started when you have little to no capital, so ideally I would like to learn to wholesale to start out then flipping and buy and hold etc.

I am interested in wholesaling, short term rentals, flipping and Brrrr's.

However, I am interested in wholesaling or fixing and flipping to generate capital to buy.

is it Fix n Flip/BRRRR strategy/wholesaling etc.

And I'm thinking my friend and I work out a split for anything that's wholesaled and if it's a flip or rental I keep I would just give him an agreed upon commission for it?
