The seller/builder does offer home upgrades but trying to think outside the box instead of just taking off the price. 

No repairs or upgrades needed.  

Part of the attraction to me is that this property appears to need extremely minor upgrades that will be done prior to purchase.

(they've also recently upgraded their algorithm to something they call HPL- we had to change over, so if you haven't done so, check that.

It has no kitchen cabinets and electric service cannot be connected until the electrical meter has been upgraded.

While paying down the mortgage sooner has its merits, it's crucial to weigh this against alternative investment opportunities.Regarding upgrading to a property with better cash flow/appreciation potential, it's challenging to surpass the cash flow of a quadruplex unless venturing into commercial assets.

-Interview realtors to find a good one and then have them meet you at the property to give you an accurate assessment of potential sales price and fixes/upgrades needed to get you to that price. 

Currently about to remodel one side of our duplex from a 2 bed/2 bath to a 3 bed/2 bath with upgraded mini split ductless HVAC system.We've been doing real estate investing for over 10 years and I'm close to finishing developing a land lording class for local landlords to learn from my mistakes of 10 years and similar to the BP mentality ensure landlords are raising the bar to push the less than reputable landlords out as we feel our tenants deserve better! 

They said I could start at the $15k level and then upgrade to the top tier later BUT that would cost $10k to upgrade.

We just need to be sure the dogs can't rip out the chicken wire which may cause us to upgrade to a stronger mesh.There is absolutely nothing special about these dogs.
