I have not taken action as a renter yet. 

Now i cant see note investors not starting the action but I can sure see banks doing that then selling a note to some nub who does not know this..

I just hope that some of you, our most prominent forum members, can provide actionable advice as part of that feedback, or just let me know if the frustrations are from things done in 2023, 2022, or before, or are present-day outputs of BP. 

Or do you think there is exorbitant amounts of price sensitivity in residential considering the run-up in pricing?

Oh wait, I think the class action participants might get $50 each.

Personally as part of my lease for condos I state that any HOA fee incurred due to a tenant's actions or neglect will be passed on to them and due to me within 30 days.

To their credit they're being pretty transparent about how this went down and they say they've hired a lawyer to take action against the inspection company they hired.  

Learn your market and get to know your contractors and the work load they can handle and how quickly they can get to your project to help determine your best course of action.

However, the possibility the former owner or one of the lenders will claim service was improper is one of the reasons title insurers are reluctant to allow a policy to be issued w/o a quit title action being completed first.It's a good idea to ask the title agent for a commitment that will show the requirements for the issuance of a policy w/o exception for other interests.
