As Sean Wagner mentioned, the city of Chicago has adopted their own regulations on charging what's commonly referred to as a "security deposit" you need to do it another way. 

Itll be paid off by the time your 65-70 and boom, no need for social security or retirement. 

And I STILL have a ways to go to get my first social security check at 62.  ;-)  I have 8 SFR, all in A- to A areas.  

Are you using the BRRRR method or buying turnkey?

You can always charge an air and surface scrubbing fee from their security deposit after they've moved out. 

We have done tons of non-occupied flips too (fast method).

After COVID applicants were having to submit 10-15 applications on average in my market to secure a rental meaning they might pay a whole months rent or more in application fees!

Pro tip--make sure your exhaust fan in the bathroom is vented to the atmosphere--meaning out to the outside.....go out the roof or out the side of the unit or secured to an opening in a soffit vent grille off the house. 

This method is particularly relevant if you're in a market with high rental demand.Many property owners have found that adding an ADU significantly increases their property's market value and appeal.

Finding handymen is NEVER easy:( Often, you have to use trial & error method and weed through several before finding one that is acceptably (never pefect) reliable, quality, will fix warranty issues and has decent prices.Try visiting a Home Depot 6-8am on a Saturday.
