After a long journey which included short sales, foreclosures and a bankruptcy I have finally rebounded and am ready to resume my journey to financial freedom through real estate investing. I won’t bore everyone with the details, but after hitting rock-bottom six years ago I’ve managed to rebuild my credit from a 497 score up to over 800, qualified for and opened a HELOC and saved enough money to be able to rehab my next project.

Jesting aside, I think you give what you are able to to your friends and if in some more time you sill are interested in active business models of coaching/mentoring you can pursue it once you fill out your resume a little.

Eviction filings are literally resuming tomorrow. 

Do I just google real estate broker and send them my resume and say that I'm interested in joining their team as a real estate agent?

Either keep increasing the offer until they or not able to resist, or simply wait until the courts resume hearing eviction cases.

@Rojo Lewis If the loan mod has not been approved And accepted (the application delayed the sale), she’s got 3 years of payments not made...so foreclosure will resume. 

Things have resumed at a slower pace and eventually the area will come around. 

See if you can find a comm broker in your area once you get your resume together. 

Get your resume together and look for a broker that specializes in the prop types you're looking for.
