They merely spend whatever is in their bank account.

Merely thinking or hoping you will make a profit won't make it so...the numbers never lie...unless they're fudged from the get go.

The 1% rule is merely a guideline that some investors use to screen properties to see whether they care to investigate further.

The investor merely has to keep 1031 Exchanging throughout their lifetime and then when they pass on their heirs will receive a step up in cost basis and the taxes mentioned above all go away. 

That said, it is merely one lesson in the class not the whole class in and of itself.
