It's 2 blocks away from one of the largest upcoming local development site (126 units of townhome new construction, for sale).

Those are the properties that took the largest hits in rent declines, 20-30% in some instances.In my case my Bayview rentals have not declined at all, and my Mission units dropped ~5%.

I'd enjoy keep some of it for recreation but I don't want it all just for occasional walks in the woods?

You want your property to be viewed by the largest buyer pool and although saving 6% in commission sounds great you would lose a large portion of motivated buyers because your property is not on their agent's radar.

If by tons of storage you mean shed type storage, not basement/interior storage but suitable for lawn equipment, outdoor recreation stuff you could be okay for storage.
