This will be tough, I am leaving out LOTS of folks as I am bad with names:@Marcia Maynard, an incredibly intelligent and kind lady, knows so much more about ADA issues and companion and service animal issues.

My arguments again may sound cocky but I'm not cocky, just trying to convince investors that opportunities exist and trying to believe in my ability to exploit those opportunities intelligently.1.

Any intelligent, savvy agent who is actually out to make a living is going to file you under 'forget it' until you come up with a proof of funds.

I am spending time evaluating each and every deal, and making an intelligent offer, based on sold/pending comps in the area, as well as, an estimated rehab cost, based on what I know about the area.As I said, we don't need to go "under contract", and spend a lot of time.

NOTE: "FFF" is not actually an acronym in this usage, I was just trying to appear intelligent.

I am co-founder of a startup developing Artificial intelligence based monitoring tech to constantly watch out for any issues either with tenants or maintenance issues.  

Bottom line is, I am very thankful to BP and all the people I’ve met along the way who have helped me on this journey and helped me to understand the power of intelligent real estate investing.Some other time I’ll post on another investment I made that was supposed to be more passive but ended up being very nerve-wracking, and I still don’t have my money back….
